Retail Action: WeHo Assets Trade Hands
Duo: The two outlined properties sold for $6.85 million in West Hollywood.

Two retail properties on the corner of Melrose and Edinburgh Avenues in West Hollywood sold for a total of $6.85 million. 

Quiet Lion LP sold the two assets, which span three buildings on two parcels. 

“These sales are significant because they represent the transfer of two generational assets,” said Ed Sachse, president at Kennedy-Wilson Properties Ltd. “I’ve represented property in this submarket for over 30 years and owners tend to hold on to their investments.”

Sachse represented Quiet Lion along with Kennedy Wilson Brokerage assistant vice presidents Jaysen Chiaramonte and Jack Nathan in both transactions.

Scottish fashion company Oh Polly purchased the vacant 3,360-square-foot single-tenant building located at 8001 Melrose Ave., which was branded to be an owner-user opportunity. Alessandro Perdichizzi, a residential agent at Sotheby’s International Realty, represented Oh Polly.

A local investor acquired the 2,440-square-foot asset at 7975-7977 Melrose Ave., which also included the adjacent 625-square-foot building at 710 N. Edinburgh Ave. on the same parcel.

Both buildings are fully leased, home to tenants including optical shop Moscot, clothier Vettese Studios and trendy neighborhood coffee shop Community Goods. 

“Melrose Avenue is a coveted address for fashionable retailers, and these properties are high profile,” Sachse said. “I’m glad we were able to achieve over $1,000 per square foot.”
