Law firm Miller Barondess has signed a long-term lease for roughly 33,000 square feet at Fox Plaza in Century City.
The property, owned by the Irvine Co., is at 2121 Avenue of the Stars.
NAI Capital’s Michael Arnold and Matt Ehrlich represented the tenant in the transaction. L.A. Realty Partners represented the Irvine Co.
“Representing one of the most prestigious litigation firms in Southern California was a privilege,” Arnold said in a statement. “Collectively, we implemented a strategic plan that incorporated project management and extensive financial analysis which allowed Miller Barondess to do this deal. Ultimately the Irvine Co. was chosen as they were able to meet Miller Barondess’ goals and objectives for their firm over the next 15 years.”
Fox Plaza is 34 stories tall and has 768,000 square feet of office space. Miller Barondess will take over the 26th floor and part of the 27th floor.
The new lease will allow them to expand, vacating their current space nearby at 1999 Avenue of the Stars. Miller Barondess will leave the space by the end of the year.
The firm, which was founded in 2006, has 40 attorneys, 13 of whom are partners. It specializes in litigation.
“Our goal was to work with their team in accommodating Miller Barondess’ growing team of attorneys, and to provide them the ideal work environment for the next generation. Numerous logistics needed to be just right in order for this move to make sense.” Ehrlich said in a statement. “After numerous tours and negotiations, the former Goldman Sachs space at 2121 Avenue of the Stars, proved to be the best fit for the firm.”
Century City is one of the hottest office markets in L.A. During the first quarter, its vacancy rate was 15.4%, far below the county average of 20.8%, according to data from Jones Lang LaSalle Inc.
