Howard Sadowsky has never been a man to sit back and let deals come to him.
So much so that Sadowsky a regional manager with Julien J. Studley Inc. has been known to knock on the doors of properties that aren’t even on the market. Being aggressive is one way to survive in a crowded market, he said.
“I’m somewhat opportunistic in the way I work and where I create deals,” Sadowsky recently told the Business Journal. “The market constantly changes what worked before doesn’t necessarily work today.”
The attitude has paid off. Sadowsky, who has been with Studley since 1971, brokered 1.55 million square feet in commercial real estate sales last year, with a total transaction value of an estimated $308.5 million.
Most of those deals came from his relationship with Douglas Emmett Realty Advisors, which went to Sadowsky to negotiate building purchases. His most significant deal was the sale of the 1 million-square-foot MGM Plaza in Santa Monica.
He helped Douglas Emmett purchase the loan for MGM Plaza from a consortium headed by Chase Manhattan Bank. The deal was worth between $220 million and $230 million.
He also was responsible for the purchase of a 210,000-square-foot building at 401 Wilshire Blvd. from Prudential Insurance Co. for Douglas Emmett at a price of more than $38 million.
Sadowsky, a New Jersey native, opened the company’s first office in Los Angeles as a regional manager. He now oversees all three of Studley’s California offices.
