Mixed-Use Projects Lure Developer From the Mountains

Paul Heiss, just back after a year spent mountain climbing and getting his pilot’s license, has taken over as director of retail development for Champion Development Group.

Heiss spent the better part of seven years, from 1992 to 1999, directing the development, acquisition, leasing and renovation of Madison Marquette’s West Coast projects before setting out on his own as a consultant to developers in the Southwest.

“Almost all of the projects I was working on ended around the same time, so it was the perfect time to do the kind of thing that takes a lot of time,” Heiss said.

But after a year in the mountains, which took him up Mt. Rainier in Washington State and Mt. Whitney in California, the Spanish Pyrenees and the Dolomites in Italy, Heiss said it was time to get back to work.

“From day one I wanted to be a developer,” said Heiss, who has a master’s in architecture from MIT. “I love to create places that people like and that are financially successful.”

At Champion, he’ll oversee a project in San Diego and the Pasadena Collection, a $50 million, 150,000-square-foot development set to open at the end of the year.

Heiss was drawn to work for Champion because he admired its mixed-use One Westside and Brentwood Place projects. “I love projects like those that are attractive architecturally, create an urban atmosphere,” he said.

The Pasadena Collection consists of 80,000 square feet of residential space and an adjacent building with 53,000 square feet of office and 17,000 square feet of retail space.

Heiss, a single 40-year-old Colorado native, moved to Southern California 15 years ago and lives in West Los Angeles.
