■ Trailing the BIG APPLE: Another sign that the North Texas residential real estate market is booming has just come in. RE/MAX says in a new report that Dallas-Fort Worth trailed only the Big Apple in homes sold in April. The company said that about 8,500 home sales closed in April, compared to 7,865 in April 2023. And the number of active listings jumped nearly 35% from last year at this time to more than 24,000.
■ Rising numbers in DFW: The median home price in the DFW area has risen to $405,000. And inventory has increased to just over a 3-month supply although a 6 month supply is seen as a balanced market. Even so, DFW remains one of the most promising residential real estate markets in the country for 2024, according to economists and industry analysts.
■ Five Fastest: The Metroplex has five of the country’s Top 10 fastest-growing cities. The U.S. Census Bureau says that Celina topped the list of cities with a population of 20,000-plus. From July 2022 to July 2023, the northern DFW suburb that straddles both Denton and Collin counties grew by 26.6%. In fact, two other Collin County cities made the Top 5—Princeton at No. 3 with a 22.3% increase to 28,027 and Anna at No. 4 with a 16.9% spike to 27,501. Prosper was No. 9 with 41,660, a 10.5% increase and Forney in Kaufman County rounded out the Top 10 with a 10.4% jump to 35,470.
