CBRE’s Dave Smith and Tim Vaughan successfully negotiated a signi cant medical lease transaction for Torrance Memorial Health, totaling nearly 60,000 square feet. The deal included a 10-year lease renewal for two of ces, measuring 21,000 and 26,000 square feet, respectively, and an additional 13,000 square feet for a new neurology center. Torrance Memorial chose this building for the neurology center because of its proximity to the hospital and other medical facilities, ground oor access and prominent signage, ensuring they could best meet their patients’ needs. This transaction is notable not only for its size but also because the space needed for the new neurology center was occupied by another tenant. Smith and Vaughan skillfully negotiated the tenant’s moveout to accommodate Torrance Memorial. By renewing the existing leases as part of the same deal, they were able to create a deal structure that gave building ownership long-term security and gave Torrance Memorial the ability to execute plans for the neurology center.
