Multifamily Deal: An entity of Equity Residential has sold a Santa Clarita apartment complex for $23 million to Santa Clarita Canyon Crest LLC. The Canyon Crest Apartments complex, at 23635-23645 San Fernando Road, holds 158 units and sits on a 20-acre lot.
Post Outpost: Ryan Noto Ventures LLC, doing business as Digital Post Services, has purchased a Hollywood office and postproduction facility for $4.25 million from Seward Property Investments LLC. The 14,270-square-foot building, at 712 Seward St., was built in 1990.
Localizing: Spot Runner Inc., an L.A. developer of advertising services technology, has formed a partnership with Yodle Inc., a New York-based online local-ad network. As part of the agreement, Yodle will handle local ad services for Spot Runner.
Extra Hand: Scratch DJ Game LLC, a Santa Monica-based video game developer, has hired Commotion Interactive to complete development of the rhythm game “Scratch: The Ultimate DJ.” Commotion is the music and party game division of Toronto’s Bedlam Games Inc.

Armed Services: Chief Executive Peter Dunn has launched postproduction company Digital Octopus in Marina del Rey. The firm will provide editorial services for movies, TV, commercials, music videos and Web content.

Party On: Classic Party Rentals, a West L.A.-based event rental company, has taken over management and operation of rental business for Chameleon Chairs LLC, a Hawthorne-based chair maker and event rental services company. Chameleon Chairs will now concentrate on the design, manufacture and sale of its chair products.
Plugged In: Tatung Co. of America, the U.S. branch of Taipei, Taiwan-based computer products manufacturer Tatung Co., has signed a three-year lease valued at $6 million with Watson Land Co. for a Carson industrial property. The 293,800-square-foot space is at 2000 E. Carson St. in the Watson Corporate Center.
Going Public: PS Business Parks Inc., a Glendale-based real estate services firm, has announced the pricing of a public offering of 3 million shares in common stock at $46.50 per share. Net proceeds will total approximately $133 million after underwriting discounts, commissions and estimated offering expenses. The company intends to use net proceeds from the offering and sale for general corporate purposes, including possible future acquisitions.

Owner-User Acquisition: Investment entity 14730 Don Julian Road has acquired a City of Industry industrial facility at that address for $7.4 million from Gale Jullian LLC. The buyer’s food company, Ming Hong International Inc., will occupy the entire 100,000-square-foot property.
SAN FERNANDO VALLEY
Dream Location: Dream Team Executives LLC has acquired a Chatsworth industrial building for $6.8 million from Christopher A. Roos. The property, at 9223 Owensmouth Ave., was built in 2006 and features 13,087 square feet of office space.
Airborne Connection: Westlake Village-based Row 44 Inc., a provider of broadband connectivity services for air travel, has received a permanent operating license from the U.S. Federal Communications Commission for the company’s satellite-based Wi-Fi service. Aviation regulators do not currently permit in-flight mobile phone calls or text messaging, but the Row 44 system will support these services when they are permitted and requested by airlines.
