L.A. Rising: San Pedro

This report highlights new and ongoing developments in San Pedro, the waterfront Los Angeles neighborhood that is home to the Port of Los Angeles.

San Pedro, which is located 25 miles south of downtown in the South Bay and Harbor region, was first incorporated in 1888. Originally an independent, and yet small city, San Pedro was annexed by Los Angeles in 1909, serving as a base of operations for shipbuilding, the fish cannery and large container port industries over the years.

San Pedro became a tourist attraction in the 1960s when the New England-style village Ports O’ Call was unveiled. Lined with restaurants, shops and other attractions, it fell into disrepair in the 1980s. It was recently demolished to make way for the new development West Harbor.

Three major cruise lines – Norwegian, Royal Caribbean and Princess – now call the San Pedro waterfront their homeport, driving the need for new hotels, more dining, shopping, entertainment and even residential development.

AltaSea at the Port of Los Angeles

Location: 2451 Signal St.

Description: AltaSea at the Port of Los Angeles is a public-private nonprofit partnership. The first phase of the 35-acre campus was completed in November and cost $35 million. The second phase gets underway later this year and involves an additional 45,000 square feet of warehouse renovations; the remaining 15-acre parcel will be completed by 2032.

Cabrillo Marine Aquarium

Location: 3720 Stephen M. White Drive

Project Description: The aquarium is undergoing a $6.6 million renovation of its Life Support System (LSS) for its marine life, boosting the operational efficiency of its animal care team. The upgrade focuses on replacing the aging infrastructure with a modern, energy-efficient system designed to enhance animal welfare, water quality and reduce maintenance demands.

625 S. Beacon St.

Location: 625 S. Beacon St.

Description: Developer Trammell Crow Co., a wholly-owned subsidiary of CBRE Group Inc., is developing an eight-story 281-residential unit, mixed-used project near the Port of L.A. The project will include a 363-stall parking garage, with amenities such as a pool, spa, fitness center, pet spa, sky deck and courtyards above.

Acqua Via at San Pedro

Location: 505 S. Centre St.

Description: The eight-story mixed-use development replaces the former county courthouse. The approved project will include 300 apartments ranging from studios to three-bedroom units  – all above 25,500 square feet of ground floor commercial space and a 500-car garage. The ground-floor commercial space will contain a food hall, called Union Hall, and over 6,000 square feet of outdoor public space. The project will utilize union labor.

One San Pedro

Location: Rancho San Pedro Public Housing Development

Description: The project calls for demolishing and rebuilding over 1,550 units. The existing public housing units will be replaced one-for-one and will be intermixed with other housing types across the site. The plan will transform the complex into a mixed-use, mixed-income community, with added amenities such as five acres of parks and open space.

327 Harbor Apartments

Location: 327 N. Harbor Blvd.

Description: The project will create 47 new affordable apartments that will serve as residences for those living in the Rancho San Pedro housing complex during its multi-year redevelopment. The new building will feature 12 one-bedroom, 23 two-bedroom and 12 three-bedroom apartments. Amenities will range from a community room and children’s play area to a fitness area and supportive service offices.
