Exclusive: Lux Fashion Brand Frank & Eileen Moves HQ to Hercules Campus

The retailer has taken out a 37,000-square-foot lease at the Playa Vista site.

Luxury women’s clothing brand Frank & Eileen will decamp from downtown Los Angeles and head to Playa Vista.

The fashion company signed on for 37,453 square feet at Invesco and The Ratkovich Co.’s 12101 West Bluff Creek Drive on the landmarked Hercules Campus, according to landlord broker Jones Lang LaSalle.

Frank & Eileen founder and Chief Executive Audrey McLoghlin said in statement the firm chose the site for its new headquarters in part because of its outdoor amenities and prestigious history.

The sprawling campus was developed by Howard Hughes and served as the central hub of his aerospace empire before Ratkovich and Invesco took it over in 2010 and transformed it into a modern office complex that’s home to Google subsidiary YouTube.

SavillsJohn Bertram, Hunter Bertram and Luke Troedson represented Frank & Eileen and did not immediately respond to requests for comment.

Aside from Frank & Eileen, marketing agency 72andSunny also renewed its 46,164 square feet at Hercules, according to JLL. The agency was represented by JLL’s Josh Wrobel, Cassie Trosclair, Gary Horwitz and Blake Searles.

Hercules is 90% occupied after the two deals. The campus is outperforming the broader Playa Vista office market, where vacancy is 26.5%, according to JLL.
