Ex-Sony Campus Up For Sale

Hackman defaults on loan over $100M for complex.

The former Sony Pictures Animation campus in Culver City is up for auction after its owner, troubled studio landlord Hackman Capital Partners, defaulted on the property’s mortgage.

A public sale is scheduled for Aug. 24 for the 200,000-square-foot creative office complex, which appears to have sat vacant since Sony’s animation division relocated to mid-Wilshire in 2024. The auction was pushed back from Aug. 12. 

Culver City-based Hackman bought the three-building, Art Deco-style campus with partner Affinius Capital in 2019 for $160 million. A current CBRE lease offering lists all floors of the complex, located at 9050 Washington Blvd., as available. Hackman did not respond to a request for comment, and brokers at CBRE declined to speak on the matter. 

Default notices

Lenders moved in on the property in late April, claiming Hackman owed more than $100 million on a note originated by Goldman Sachs.

The default notice is one of many that have piled up on the real estate investment firm’s desk this year. Most have been for loans on the television and film production studios it snapped up in a spree some 10 years ago. Among them was a $1 billion mortgage on the historic Radford Studio Center, which Hackman has since lost to a lender syndicate led by Goldman Sachs. The studio reportedly sold to Netflix Inc. for $400 million. 

Slumped studio and office use has contributed to Hackman’s woes. More than a third of offices in Culver City, where Hackman’s foreclosed office campus is located, sat vacant in this year’s second quarter, according to Colliers.
