West L.A. real estate company Kilroy Realty Corp. said today that NeueHouse, New York’s stylish members-only coworking space, signed a 15-year lease for 93,000 square feet at Columbia Square, a $400 million mixed-use project in Hollywood on the site of a former CBS broadcast studio.
NeueHouse will take the entire former CBS radio building, the historic six-story building that anchors the project, as well as the three-story business building. The long-term lease was the largest to be signed in Hollywood in more than five years.
The Hollywood office, expected to open in the first quarter of 2015, will be the second for NeueHouse, which opened its first space in New York a year ago. In March, the company said it planned to open three L.A. locations: in Hollywood or West Hollywood, near the beach and in downtown.
“Los Angeles is the epicenter of broadcast arts and entertainment,” said Joshua Abram, a NeueHouse co-founder, in a statement. “For us, establishing NeueHouse Los Angeles was the next logical step in serving our culturally nomadic membership, as well as the perfect complement to New York as a global gateway.”
NeueHouse hired New York architect David Rockwell to do interior renovations in the space, which will feature fully equipped recording studios, post production and broadcast facilities, conference rooms, screening rooms and private dining rooms. The setup is meant to attract individual entrepreneurs and small teams in creative fields such as film, design, publishing, performing arts and technology.
Kilroy, which acquired the Columbia Square site in late 2012, hosted a groundbreaking ceremony for the 675,000-square-foot project earlier this year. The historic portions of the site were renovated first. Kilroy is in the midst of constructing an additional 350,000 square feet of office space and a 200-unit residential tower on the site.
Carl Muhlstein of Jones Lang LaSalle represented Kilroy in the lease deal, and Steve Kolsky and Neal Golden of Newmark Grubb Knight Frank represented NeueHouse.
