Apartment Project Gets Entitlements

A new six-story apartment complex is rising in Echo Park.

The 86-unit building is being developed by Beverly Hills-based privately-owned real estate investment, development and finance company Bolour Associates Inc. It recently secured entitlements for the development, located at 1330 W. Sunset Blvd.

“This project continues Bolour’s efforts to bring high quality, centrally located housing to the Los Angeles market,” Mark Bolour, chief executive of Bolour Associates, said in a statement. “We’ve been working toward this benchmark since we purchased the site in 2021, and we are excited to reach the next stage in bringing this community to fruition.”

Westwood-based AFCO Design Inc. is the project’s executive architect and Culver City-based Abramson Architects is its design architect. At completion, it will include 86 units, ranging from studios up to two-bedroom apartments. It’s within walking distance of Dodger Stadium and Echo Park Lake.

Amenities include a fitness center, an open-air courtyard, a rooftop amenity deck with seating areas and barbecues, and parking for roughly 50 vehicles.

Bolour Associates will utilize the city’s Transit Oriented Communities Incentive Program in order to develop a larger building than would otherwise be permitted by zoning rules, documents show. The firm will add 11 additional feet of height, reduce the amount of open space and relax side yard setback obligations. In exchange, seven of the 86 units will be reserved for extremely low-income households.
