Retail Pickup: Safco Capital Corp., a West L.A. investment firm, has acquired a Hawthorne retail property for $15.3 million from downtown L.A.’s Primestor Development Inc. The 54,200-square-foot property, at 2750 W. 120th St., is leased to Ross Dress for Less and PetSmart.

Squeezed In: Juicero, a home juicing company, has leased an entire Commerce industrial facility from owner Dedeaux Properties. The 111,260-square-foot food-processing industrial building, at 4000 Noakes St., was built in 2007. The value of the lease was not disclosed.
DOWNTOWN LOS ANGELES
Law Merger: Derby Curtis, a commercial litigation boutique in downtown Los Angeles, has merged with Skiermont Puckett, a Dallas intellectual property trial firm. The merged entity will be known as Skiermont Derby and retain both offices.
Gaining Ground: CBRE Group Inc., a downtown L.A. real estate services company, has acquired CBRE/Memphis, which had previously operated as a Tennessee affiliate of CBRE. The Memphis office has more than 100 employees and manages more than 14 million square feet of property. Financial terms of the deal were not disclosed.
Industrial Sale: A private investor has sold a downtown L.A. property for $1.15 million to Dream Chasers JNJ. The 11,776-square-foot multilevel building, at 3501 Emory St., sits on an 11,100-square-foot lot.

Packed Up: Slim Inc., a Venice maker of high-end cosmetic cases and travel accessories under the brand Stephanie Johnson, has been acquired by Ricardo Beverly Hills Inc., a luggage and travel accessories company in Kent, Wash. Slim will continue to operate independently. Financial terms of the deal were not disclosed.

Money Raised: Equity crowdfunding platform StartEngine of Santa Monica has raised $5.5 million from two investors, according to a filing with the Securities and Exchange Commission. StartEngine launched as a tech accelerator in 2011 but repositioned itself in June as a crowdfunding platform raising money for startups from nonaccredited investors.

Making Grade: PSI Services, a professional testing firm in Burbank, has acquired Applied Measurement Professionals, a Kansas City, Kan., competitor that works with government agencies, professional associations and private industry. PSI said the acquisition supports its growth in core market segments. Financial terms of the deal were not disclosed.
GLENDALE
Staying Put: Ciba Insurance Services of California Inc. has signed a six-year lease renewal for 22,700 square feet of office space at the Glendale Plaza. The 25-story, 582,000-square-foot building, at 655 N. Central Ave., was constructed in 1999 and is owned by Prudential Insurance Co. of America in Newark, N.J. Value of the lease deal was not disclosed.
