Property Sold: Richard S. Dawson Inc. has sold an Altadena industrial property for $2.6 million to Community Bible Church of Great Pasadena. The single-story property, at 2124 Lincoln Ave., is 18,422 square feet, which includes 4,467 square feet of office space.
BURBANK
Teamed Up: Team Services, a payroll firm for the entertainment and music industries, has leased 20,442 square feet of office space at 901 W. Alameda Ave. in Burbank. The 88-month lease is valued at $4.4 million and is scheduled to commence in September, when Team Service moves into the space.

BEVERLY HILLS
Added Up: Hydra LLC, an online advertising network based in Beverly Hills, was named the Internet/New Media Company of the Year by the Technology Council of Southern California, a non-profit trade association in Torrance. Hydra was singled out for the award for its performance, more than $100 million in revenue in 2008, in a tough ad market.
WESTWOOD
Bowl Bound: RazorGator, a ticketing resale business in Westwood, has signed an agreement with the Tournament of Roses to handle tickets for the 2010 Citi BCS National Championship Game, which will be played at the Rose Bowl in Pasadena on Jan. 7. The agreement will allow RazorGator to run the Fan2Fan ticket exchange program for next year? Bowl Championship Series title game.
VENICE
Building Purchased: The Venice Rose, a 24-unit apartment building at 15 Rose Ave., has sold for $3.8 million. The buyer and seller were not identified.
SANTA MONICA
Lights, Camera, Nerds: Agility Studios, a Santa Monica boutique digital media studio, has partnered with independent production company DiVide Pictures to create ?ltradome,?a short-format digital video series that will focus on comic books, video games, action-adventure, fantasy and science-fiction culture. The pilot episode, ?tar Wars vs. Lord of the Rings,?is in postproduction.
MARINA DEL REY
Dropping Anchor: Denison Yacht Sales, a yacht brokerage and charter firm in Fort Lauderdale, Fla., has opened an office in Marina del Rey. Five brokers will work at the office at 13755 D Fiji Way. They are: Nereus Dastur, Bob Leslie, Gordon Passey, Bill Peterson and Paul Swanlund.
Staying Put: Advertising firm Ground Zero has signed a lease renewal for its Marina del Rey office at 4235 Redwood Ave. The five-year deal with landlord Bradmore Realty Co. is valued at $2.2 million.

Double Play: Barthell Family Living Trust has purchased two multifamily buildings in Mar Vista for $5.29 million from the Morell Living Trust. The 11737 Courtleigh Drive building, which is 15,432 square feet with and has units, sold for $3.51 million. The 11840 Venice Blvd. property is 8,192 square feet and has nine units. It sold for $1.78 million.

Hospital Honored: Long Beach Memorial Medical Center has been named one of the nation? top 125 hospitals by non-profit research group Consumers?Checkbook in a study sponsored by AARP the Magazine. Factors in the study? rankings included a survey of 140,000 doctors nationwide on where they would send a patient to receive the highest quality care for difficult to treat or rare conditions. The study also considered death and adverse outcome rates for major types of cases and ratings on key patient safety measures among other factors.

Growing Algae: OriginOil Inc., a Baldwin Hills-based developer of technology to transform algae into a petroleum competitor, has formed a partnership with Desmet Ballestra, a Zaventem, Belgium, an oil and fats technology company. OriginOil has teamed with Desmet Ballestra to help commercialize OriginOil? technology for overseas markets.
