Two industrial properties in the City of Industry have sold as part of a larger $433 million portfolio sale.

The Dairy Farmers of America purchased the portfolio from Dean Foods Co.

The City of Industry properties involved in the sale are located at 17851 Railroad St. and 17637 E. Valley Blvd.

The sale also included Dean Foods’ store delivery system and other corporate assets.

In total, Dairy Farmers of America acquired more than 40 properties nationwide from Dean Foods, which filed for Chapter 11 bankruptcy protection in November.

In addition to the Dairy Farmers of America acquisitions, Dean Foods sold other facilities and parts of its business to Prairie Farms Dairy, Mana Saves McArthur, Producers Dairy Foods Inc. and Harmoni Inc.

“We are pleased that through these transactions, substantially all of our processing assets will continue to operate as dairies and will be owned by our dairy farmer partners with the resources, experience and industry expertise to continue to succeed in the current market environment,” Dean Foods President and Chief Executive Eric Beringause said in a statement.

“As Dean is the largest dairy processor in the country and a significant customer of DFA, it is important to ensure continued secure markets for our members’ milk and minimal disruption to the U.S. dairy industry,” said Rick Smith, president and chief executive of Dairy Farmers of America in a statement.

It isn’t Dean Foods’ first sale in the City of Industry. In 2013, the group sold a property at 18275 E. Arenth Ave., according to the company. It then sold the property when it spun off of its WhiteWave division, which was acquired by Danone.

Industrial properties are in high demand in the San Gabriel Valley.

During the first quarter, the vacancy rate was 3.1%, according to data from Jones Lang LaSalle Inc.

The asking rent was 82 cents a square foot, up 6 cents in a year.

Roughly 696,000 square feet was under construction during the quarter.
