AVA LA Arts District is a base camp for a wide range of creators and artists, tapping into the districtĂs irreverent art and street scene. Located on the eastern edge of downtown, the project takes inspiration from the neighborhoodĂs redevelopment and future transformation. Inspired by the materiality and fenestration techniques found throughout the district, the design concept follows the idea of ìBuildings on a Building.Ă® The concept draws from a long-standing tradition of commandeering rooftops of industrial buildings for new development atop the expansive warehouse and factory Ëśoor plates found throughout the neighborhood. The project provides 475 live/work units with ground Ëśoor retail and community space. 20% of the units are made within Type I construction, allowing for light industrial uses, with all units including a minimum of 150 square feet of uninhibited working space. The residential spaces are designed to be minimalist in nature, creating an open live/work framework featuring views out onto the downtown cityscape. In addition to sprawling murals by local artists, industrial materials such as precast Ëśuted concrete panels, cloverleaf perforated metal accents and reclaimed timber perches parallel the warehouses and commercial buildings that remain a signature of the surrounding area. Inspired by and designed for artists, AVA LA is a reËśection of and homage to the Arts District community and history.
