CBRE National Partners’ Darla Longo, Michael Longo, Joe Cesta and Eric Cox successfully facilitated the sale of the South Bay Industrial Portfolio, a signiÿcant transaction involving four high-quality, institutionally owned and operated distribution facilities in Compton. This portfolio, totaling 546,866 square feet, is strategically located in the prime inÿll South Bay submarket. The properties feature 113 dock high loading positions, 386 auto parking spaces, 42 trailer spaces and fully secure yards, with immediate access to the SR-91 freeway. The portfolio is 100% leased to four committed tenants with an average WALT of 7.11 years and below-market rents. This transaction stands out due to its size and scope, being one of the largest scale portfolios sold in Southern California this year. The CBRE team faced the unique challenge of ÿnding a buyer capable of acquiring such a large portfolio despite current market conditions and slowing industrial leasing rates. However, the strategic location and desirability of the properties generated a competitive bidding process. CBRE’s thoughtful and targeted marketing process, market knowledge and relationships ultimately led to a successful transaction.
