Swinerton served as the primary subcontractor to general contractor Emmerson Construction for the construction of a new residential high-rise development. The 228,000 square foot development is the largest permanent supportive housing project in the City of Los Angeles’ history. The development sets the standard for permanent supportive housing in Los Angeles, offering homes and vital services such as job training and counseling. Designed by Axis Architecture and inspired by an entitlement design from Joseph Wong Design Associates, the project champions energy efÿciency, indoor air quality and water and resource conservation. The 19-story tower has 228 studio units, 47 one-bedroom units, and three two-bedroom management units. Residential amenities include a dining facility and commercial kitchen, community center, music room, art room, computer room, and outdoor decks. In addition to housing, Weingart Tower 1A provides comprehensive wraparound services to assist individuals experiencing homelessness in achieving stability and self-sufÿciency. These include spaces for classrooms and job training, counseling, and philanthropic administrative ofÿces. The ground °oor incorporates commercial space and one level of below-grade parking with 15 stalls. The project team exceeded its workforce goals by working with local leaders and unions.
