Live entertainment business All Access Staging and Productions has expanded its South Bay footprint with the re-signing of two leases and the signing of another. The leases, all separate transactions within South Bay’s Torrance submarket, come to a combined value of almost $13 million.

All Access – which specializes in set design and production services for concerts, television, festivals, special events, award shows and sports entertainment – re-signed two leases with Sawtelle-based Rexford Industrial Realty Inc., both for 61-month term lengths.

The first building, located at 1300 Storm Parkway, is 32,800 square feet. It features 1,000 square feet of offices, six ground-level doors, two dock-high positions and 26’ clear height.

In the same business park, at 1320-1330 Storm Parkway, All Access re-signed its 38,900-square-foot lease. The building features 8,700 square feet of office space, two ground-level doors, four dock-high positions and 25’ clear height.

And, as part of the company’s expansion, All Access committed to a 61-month brand-new lease at 23223 Normandie Ave. on a 41,900-square-foot industrial building owned and managed by Storm Properties. Sitting on more than 2.6 acres, the building features 7,330 square feet of office space and 155 parking spots.

According to a release, Storm Properties will fully refurbish the property, reducing and remodeling the offices, while giving the exterior and interior a full makeover.

Matt Stringfellow and Courtney Bell, both from The Klabin Co., represented landlords Rexford and Storm in all three lease deals. All Access was represented by David Stromath of CBRE Group Inc.

“There were several moving parts in these three transactions, but fortunately Courtney and I have a successful history with both landlords and the tenant,” Stringfellow said in a statement. “The Storm Parkway properties have served All Access well for many years, so Rexford was pleased that we could renew them again in both buildings.”

“With the property on Normandie Avenue, we were able to get a lease done that allowed Storm to fully reposition this asset including major demo, remodeling, upgrades and other tenant improvements,” Stringfellow added.

The deals averaged $1.75 per square foot.
