Pasadena is the second oldest city in Los Angeles County and the largest within the San Gabriel Valley. It is home to more 140,000 people, as well as some significant educational institutions such as Caltech, the ArtCenter College of Design and the Norton Simon Museum. Over the past decade, the city has experienced a lot of growth and has a vast mixture of new development projects in the works, including multifamily, assisted living, medical office, hotels and other projects.

Lincoln at Orange Grove

Location: 735 N. Orange Grove Blvd.

Description: Lincoln at Orange Grove is a low-rise mixed-use development, featuring 48 for-sale condominiums with street-level retail. Affordable units are targeted for first-time homebuyers, including six market rate units priced at $875,000. Heritage Housing is the project’s developer while Pasadena-based architecture firm Practice designed the building. The project is nearly complete, with final street level commercial tenant improvements wrapping next year.

Villa Esperanza Services Special Needs Education Campus

Location: 2116 E. Villa St.

Description: The Pasadena campus of Villa Esperanza Services, a nonprofit organization dedicated to providing support services for children and adults with special needs, is getting a makeover. The project is currently in its second phase of redevelopment, which includes three new classrooms, a preschool therapy clinic, a behavioral therapy clinic and a new physical education center.

AC Marriott Pasadena

Location: 550 E. Colorado Blvd.

Description: AC Marriott Pasadena will be the only branded hotel in the Pasadena Playhouse Village. The new six-story hotel, which is set to debut next quarter, will offer 194 guest rooms designed for business and leisure travelers. It will feature a rooftop bar and a full-service cafe. The development replaced a former parking lot. R.D. Olson Construction served as the project’s general contractor.

Keck Medicine of USC Pasadena

Location: 590 S. Fair Oaks Ave.

Description: Keck Medicine of USC Pasadena is a new 100,000-square-foot medical office complex, focused on both specialty medical and surgical consults, as well as general services. The seven-story building is anticipated to have terraces and floor-to-ceiling windows, taking advantage of the views of the San Gabriel Mountains. Turner Construction Co. served as its general contractor. It is set to open in the summer of 2025.

The Affinity

Location: 555 S. Arroyo Pkwy.

Description: The Affinity is an entitled mixed-use campus in Pasadena’s Central District. Approved plans call for 320,000 square feet of new development, including medical/research, independent/assisted living and retail/commercial uses. The project incorporates an existing Whole Foods Market, along with shared courtyard spaces, roof gardens, balconies and renovated historic buildings.

MorningStar of Pasadena

Location: 995 S. Fair Oaks Ave.

Description: MorningStar of Pasadena will be an independent living facility, built as an extension of an existing assisted living and memory care facility. Its development is meant to support residents aging in place, as they move from independent living to a different level of care within the same community. MorningStar Senior Living serves as both the project’s developer and operator.
