Culver City, long known for its rich film history, has blossomed with a growing tech presence and new apartments while becoming a shopping and dining destination. The city is experiencing rapid growth with new development across many asset types – including multifamily, hotel, retail and office.

Q+A: Jonathan Watts, who heads Culver City architecture firm KFA Architecture, discusses his company’s current and future projects and what the perks are to working in its own back yard.

11111 Jefferson

Location: 11111 Jefferson Blvd.

Description: 11111 Jefferson is a five-story mixed-use residential and commercial development that includes 230 apartment units over 66,500 square feet of commercial space. The residential units range from studios to two-bedroom floorplans, including 19 affordable units for very low-income households. Common amenities include a swimming pool, a clubhouse, barbecue areas and private balconies.

3855 Watseka

Location: 3855 Watseka Ave.

Description: 3855 Watseka is a planned four-story, class A office property designed to accommodate a creative working environment. Designed by Gensler, the building can be recognized by its triangular ceiling pattern. In total, the building will encompass 165,000 square feet, including 7,000 square feet of outdoor patio space and onsite subterranean parking.

Jubilo Village

Location: 4464 Sepulveda Blvd.

Description: Jubilo Village is an affordable-housing project envisioned by the Culver-Palms United Methodist Church and Community Corp. of Santa Monica, a nonprofit affordable-housing organization. Currently housing the CPUMC sanctuary, classrooms and a large parking lot, the site will be redeveloped to encompass 95 affordable-housing units, 47 of which will be set aside for vulnerable and special-needs families.

3727 Robertson

Location: 3727 S Robertson Blvd.

Description: 3727 Robertson is a mixed-use building located on the west side of Robertson Boulevard, south of Venice Boulevard across from Metro’s Culver City station. The five-story structure boasts contemporary architecture and encompasses office, retail and residential components, also marking the new headquarters of project developer Icon West, which will reside on the second floor.

College Townhomes

Location: 3808 College Ave.

Description: Just south of Venice Boulevard in Culver City, a 1940s triplex has made way for the construction of a new condominium complex. The project from local developer Wylan James, located at 3808 College Ave., consists of a two-story structure that will feature six townhome-style dwellings above subterranean parking for 13 vehicles. KAP is designing the new development, which will consist entirely of three-bedroom units.

3434 Wesley

Location: 3434 Wesley St.

Description: Adjacent to the Culver City Metro station, this transit-oriented development combines arts-related and creative programming with a variety of housing typologies within a diverse urban context. In total, 3434 Wesley is a 58,000-square-foot mixed-use development featuring an art gallery, creative offices, a cafe and 15-unit multifamily rental units. It will also feature 3,000 square feet of open space.
