Hugging the Los Angeles River, and tucked between Little Tokyo and Skid Row, lies the Arts District, a 3.5-square-mile neighborhood home to an abundance of art galleries, cafes and performing arts venues.
But despite its relatively small footprint, the Arts District has experienced a real estate boom over the last few years, arguably seeing more lease and sales transactions of office and multifamily properties per square foot than any other part of downtown, according to a CBRE Group Inc. report.
Development too has spiked, with some of the largest projects in Los Angeles now being proposed in the Arts District. The area is experiencing growth across all asset types – including office, multifamily, hotels and studios.

Fourth & Central

Description: Fourth & Central, a $2 billion redevelopment project of an existing cold storage facility, is one of Los Angeles’ largest active projects. Spread over 10 separate buildings, the mega-development is set to feature 1,590 residential units along with 410,000 square feet of creative office space and 145,000 square feet of retail.

Location: 655 S. Mesquit St.
Description: Designed by EYRC Architects, plans for 655 S. Mesquit call for the construction of a 14-story tower featuring approximately 190,000 square feet of office space, 4,330 square feet of ground-floor commercial space and parking for 400 vehicles. The approved project will replace the parking lot of Produce LA, another development from Denver-based Continuum, which was completed in 2021.

East End Studios – ADLA Campus
Location: 1206 E. Sixth St.
Description: East End’s ADLA campus, which will span more than 15 acres, is set to cost $1 billion. It will feature 16 brand new soundstages, over 330,000 square feet of Class A office, production and support space, as well as parking and direct-to-stage loading. The facility is equipped to handle modern film productions and will be the company’s biggest project yet.

Alameda Crossing
Location: 1716 E. Seventh St.
Description: Prologis is the owner and developer of Alameda Crossing, a nine-acre property at the southeast corner of Seventh and Alameda streets. The site, formerly home to Greyhound’s Los Angeles bus terminal, is currently undergoing entitlements for a new studio campus. Plans call for the construction of a multi-story, 362,000-square-foot lot featuring nine soundstages and 718 parking spaces.

Above DTLA
Location: 411 S. Hewitt St.
Description: Above DTLA is an approximately 320,000-square-foot, mixed-use office and retail project located on 1.3 acres in the Arts District. The 16-story tower will consist of ground floor retail, four stories of above-grade parking, a sixth-floor amenity deck and 10 stories of office space overhead. It will provide 284 below-grade parking spaces for retail use and 404 above-grade spaces for office tenants.

Palettes
Location: 2143 E. Violet St.
Description: Palettes is a 550,000-square-foot, approved live-work development by The Onni Group, featuring commercial and office space, as well as residential units and artist studio space too. Four historic buildings have been retained on site and a pedestrian paseo will separate the existing structures from the new structures. The project is currently in the rezoning stage of development.
