Chris Cortazzo of Compass discusses residential real estate with the Business Journal.

He’s reached more than $10 billion in career sales, achieving over $1 billion in sales for 2021 alone and reaching $626 million in sales volume in L.A. last year.

 

How did you get your start in real estate and how long have you been with Compass?

I got my start in real estate in a rather unconventional way – transitioning from an earlier career when I was just starting out.

My very first major sale was to a high-profile client in Paradise Cove, which set the tone for my passion for the market. Over nearly three decades, I’ve honed my skills and built lasting relationships in Malibu and the surrounding areas. I joined Compass several years ago, and their innovative approach has really allowed me to take my service and market reach to the next level.

 

Within Los Angeles, which neighborhoods are you most passionate about and why?

I’m especially passionate about the coastal and lifestyle-centric communities – Malibu, Pacific Palisades, Venice and Manhattan Beach. These areas offer a unique blend of stunning ocean views, a relaxed yet sophisticated lifestyle, and a real sense of community. There’s something truly special about how these neighborhoods blend natural beauty with modern living.

 

What excites you most about a home?

For me, it’s all about the story a home tells. I love discovering properties that have a distinct character – whether it’s a breathtaking view, innovative indoor-outdoor flow or architectural details that speak to the history and personality of the place.

It’s that emotional connection and the promise of a lifestyle that really excites me.

How did the recent Palisades fire impact your own portfolio?

The recent fire was a stark reminder of the unpredictable challenges we face in this market. It impacted my listing portfolio by about 20%. I lost a home in the Woolsey Fire and understand the emotions that are associated with loss like this, so it has helped guide my clients who have experienced this as well. It reinforced the need for robust risk management and community support.

I’ve been working closely with clients affected by the event, ensuring they have the guidance and support needed to recover and rebuild.

 

Are you seeing migration of residents into other parts of Los Angeles? If so, where?

Yes, there has been a noticeable trend of residents exploring alternatives beyond the traditional coastal enclaves, including areas like (the) South Bay and even as far as Orange County.

However, many are also realizing that Western and Central Malibu remains completely intact, offering a serene escape from the destruction.

As someone born and raised in Malibu, I truly believe it offers the best lifestyle Southern California has to offer – there’s simply nowhere else like it.

 

What was the most challenging part of 2024?

Navigating 2024 was all about managing uncertainty. The market saw some significant economic fluctuations, compounded by environmental challenges and evolving regulatory landscapes. Balancing client expectations during these turbulent times and ensuring smooth transactions tested every facet of my expertise – but it also reinforced the value of being adaptable and proactive.

 

What do you think this year will bring to the market?

I’m very optimistic about the coming year. I expect to see a gradual stabilization with pockets of growth – especially in our luxury coastal segments – and a renewed confidence from both buyers and sellers.

As people continue to rediscover what makes our neighborhoods unique, there will be opportunities not just in the high-end market but also in emerging areas that offer a distinctive lifestyle.

 

What’s your favorite part of being an agent?

For me, it’s the relationships. I get to be a part of some of the most important milestones in people’s lives – whether it’s a first home, an upgrade or a savvy investment. Being trusted to help someone find a home that perfectly fits their lifestyle and dreams is incredibly rewarding. Every transaction is more than just a deal – it’s a meaningful chapter in someone’s life.
