Whitewater Films has sold its office compound headquarters in West Los Angeles’s Sawtelle Japantown district consisting of four parcels to RBM of California Inc. for an undisclosed sum.

Beverly Grove-based the Passman Group transacted the sale on behalf of the film company.

Founded by Rick Rosenthal in 1997, Whitewater Films had been operating at the Sawtelle Japantown site for the past 15 years, where the production company produced dozens of films, including “Big in Japan” (2014), “Cartel Land” (2015), “First Girl I Loved” (2016), “A Thousand Junkies” (2017) and “To The End” (2022).

RBM purchased the property with plans to repurpose and develop the nearly 22,000 square feet of land by building new multifamily housing units on this rare sizeable site in West Los Angeles. Located one block from Sawtelle Avenue, RBM plans to add urban-centric housing at a location next to Sawtelle Japantown’s trendy shops, cafes and restaurants.

RBM of California is a subsidiary of parent company Residence Building Management Co. LTD, a Tokyo-based firm with a market valuation of more than $1 billion in commercial, retail and residential real estate. Among the properties that RBM of California owns and oversees: 2999 Overland, a 45,000-square-foot commercial office in Palms, and 800 Figueroa, a 132,000-square-foot commercial office in downtown Los Angeles.

RBM also owns properties including 2121 Westwood Blvd. in Century City; properties at 10325 Tabor St. and 3570 Motor Ave. in Palms; La Brea & 12th Apartments at 1180 S. La Brea Ave. and 5067 W. 12th St. in Miracle Mile; 8590 Pico Blvd. in Pico-Robertson; 1837 Sawtelle Blvd. in Sawtelle Japantown; 4632 Vista Del Monte Ave. in Sherman Oaks; 1171 Beloit Ave. in West Los Angeles; and 1532 Granville Ave. in Sawtelle Japantown.
