French-based global content creator Partizan has relocated its Los Angeles office, which serves as its U.S. headquarters.

The company – which has its hands full in music videos, commercials, documentaries, feature films, animation, digital, branded content and more – recently signed a 12,500-square-foot lease at Rideback Ranch, a 35,000-square-foot creative office campus nestled in Historic Filipinotown, saying goodbye to Hollywood.

“At Rideback Ranch, we have created an environment for writers, filmmakers and creators to build a unique culture where they are surrounded by like-minded individuals for cohesive collaboration and innovation,” Michael LoFaso, co-chief executive of Rideback, said in a statement. “Partizan is the perfect fit at the campus with its amazing talent and track record in creating premier content.”

Nicole Mihalka and Cal Ross of Jones Lang LaSalle Inc. represented the landlord, a joint venture of Rideback Ranch LLC and Rideback Ranch Funding Associates LLC, in the lease negotiations. Matt Siegel, also of JLL, represented Partizan.

And despite overall office market challenges, the entertainment sector in L.A. is persistent: “We continue to see leasing activity from entertainment and media companies looking to grow as they navigate the challenging economy and evolving entertainment industry,” Ross said.

Rideback Ranch is home to several entertainment companies including production firms Rideback, Rideback Rise and Animal Logic. Former tenants include Warner Bros. Animation, Cedar Park Entertainment and Margot Robbie’s LuckyChap Entertainment production company – which produced 2023 hit “Barbie” while residing at Rideback Ranch, according to JLL.

“We love that Rideback Ranch is steeped in culture and history, both in its neighborhood of Historic Filipinotown and the legacy of companies that have passed through its halls,” Julie Fong, managing partner and chief executive of Partizan, said in a statement. “We’re excited for Partizan to become a part of this creative community.”

In addition to Paris and Los Angeles, Partizan also has offices in London, Berlin, Lebanon, Saudi Arabia and the United Arab Emirates.
