Prolific Koreatown builder Jamison Services has filed an application with the Los Angeles City Planning Department seeking approvals for the construction of a seven-story, 30-unit apartment complex at 544 S. Mariposa Avenue in Koreatown.
Requested entitlements include Transit Oriented Communities incentives to allow for a larger structure than zoning rules would otherwise permit. In exchange, three of the apartments would be reserved as affordable housing.
DFH Architects is designing 544 Mariposa. According to the renderings, the structure is a contemporary podium building with a rooftop deck.
The project is one of dozens of proposed and under-construction developments Jamison Services currently has in the Koreatown area.
One of its other projects is known as the Amber. Jamison has chosen a vacant lot in which to build the Amber, a seven-story, 60-unit apartment building south of Olympic at 1047 S. Crenshaw Blvd. The complex will be a mix of studio, one- and two-bedroom apartments with parking on the ground and second floor. Transit Oriented Communities incentives will allow for a larger, more dense structure than otherwise allowed by the zoning rules, as well as few parking spaces and a reduction of transitional height, open space and setbacks.
Jamison is also planning to build a 125-unit mixed-use project at 730 S. Western Ave. in Koreatown. A two-level commercial center and parking lot will be razed to make way for the seven-story structure; residential units will sit atop 3,920 square feet of ground-floor retail and a parking garage that can accommodate 101 vehicles.
Another Jamison project will see an eight-story apartment building rise at a former parking lot at 626-634 St. Andrews Place. The complex will feature 230 apartments in a combination of studio, one- and two-bedroom floor plans. The plan will include about 800 square feet of ground-floor retail space. There will also be 133 parking slots for use by the adjoining Wilshire Professional Building. In exchange for Transit Oriented Communities incentives, Jamison will include 23 low-income affordable housing units in the blueprint. Downtown Los Angeles-based MVE + Partners is designing the project, which has a completion date of 2024.
Still another project in the works from Jamison is the seven-story, 188-unit apartment building proposed for a vacant lot at 3000 Wilshire Blvd. The mixed-use project will include 867 square feet of ground-floor retail space. Building amenities will include a rooftop deck and central courtyard. In exchange for Transit Oriented Communities incentives permitting increased density and reduced parking, Jamison will include 17 apartments set aside as low-income affordable housing.
