Creative Media and Community Trust Corp., a Dallas subsidiary of Mid-Wilshire-based development company CIM Group, has completed a transformation of a low-rise office building in Mid-Wilshire.
The three-story, 143,000-square-foot building, located at 4750 Wilshire Blvd., has been partially converted to accommodate residential living, bringing 68 new luxury apartment units to Los Angeles. It now features two floors of apartments above existing ground-floor office space which has since been consolidated.
According to a release, the office space will maintain the address of 4740 Wilshire Blvd. while the residences will have the updated address of 701 S. Hudson Ave.
CMCT retained approximately 30,000 square feet of ground floor creative office space, which the company says is currently fully leased – creating a stacked mixed-use office and residential environment – a design trend that is gaining popularity amid office market hardships.
The newly crafted apartment-portion of the building features a mixture of studio, one- and two-bedroom floorplans, with some offering an additional den.
Apartment amenities include a pool, a landscaped courtyard, a resident lounge, a movie room, game tables, a children’s playroom, fitness and yoga rooms, coworking spaces and more.
The mixed-use building is located just 1 mile away from the La Brea station of the D Line subway, which is currently undergoing an extension that will connect downtown to the Westside. It’s centrally located near Century City, Beverly Hills, Larchmont Village, Koreatown, La Brea corridor and The Grove.
