A new 37-home small lot development property named Nelavida is coming to Glassell Park next year, which according to the brokers of the community, will aid in reshaping the residential landscape of Northeast Los Angeles.

“I think it’s going to create more community, create more patrons for local restaurants and businesses, and ultimately contribute to the overall transformation (of the area),” Courtney Poulos, founder and chief executive of ACME, a luxury brokerage firm based in Eagle Rock which is handling the design and sales, said.

Nelavida, which will replace a burned down church, will bring 37 homes to the area.

“It’s not gentrification,” Poulos said. “It’s really taking land that was not utilized and turning it into a space where people can get in at an affordable price to home ownership in an area that is just busting at the seams with creative enterprise.”

In collaboration with Comstock Homes, a family-owned developer based in El Segundo, ACME has designed Nelavida to appeal to the boho-luxe aesthetic.

The homes, which range from two to three bedrooms, start at $1.1 million and have a variety of amenities such as roof decks and solar panels, as well as other eco-friendly features.

Nelavida broke ground in September of last year. Hard hat tours of the development will begin in January, however, buyers can reserve their lot now with a $5,000 deposit.

The community will also sport several common area amenities, including a dog park, a local promenade and an entertainment area.

“There are not a lot of (ground up construction projects) in Northeast Los Angeles,” Poulos said. “It’s unique in that way. What it offers is an opportunity for what I call micro community.”
