Studio City-based Canyon Creative LLC, a full-service interior design firm, is expanding its footprint. The company, which was founded only three years ago and works on both residential and commercial spaces, signed new leases on two adjacent creative office buildings – totaling 14,400 square feet – in Hollywood’s Studio District neighborhood.
“Canyon Creative is a great example of a business that exploded during Covid,” Michael Rafter, chief executive of Canyon Creative, said. “Clients moved to new cities, bought new homes and/or vacation properties. This trend set the stage for launching the interior design business from a side project to a full-time endeavor.
“Now, three years later, the business’ continued growth requires expansion to larger offices and additional warehouse space,” he said. “At the same time, expansion into e-commerce and the new retail location propelled the move. Kasandra is a visionary creative, so this was more than a real estate decision – it was an investment in the vibrant culture and energy of the neighborhood, which mirrors the essence of what we aim to create.”
In terms of the choice to sign two distinct smaller leases, Rafter said the smaller building format was more attractive and easily attainable for Canyon Creative to transform as opposed to one consolidated one.
The first property, located at 6165 Santa Monica Blvd., is a 7,220-square-foot bow-truss creative space.
The second, located at 6121 Santa Monica Blvd., is a 7,140-square-foot, two-story office campus which was previously leased to Dr. Phil’s production team for over a decade.
“After an extensive six-month search, we selected two adjacent spaces on Santa Monica Boulevard for their unparalleled combination of location, functionality and character,” he said. “The prime frontage on one of Hollywood’s most iconic corridors, along with attached customer parking, was essential for launching our new studio space. The buildings’ vintage architectural charm and near-turnkey condition perfectly align with our vision, enabling us to move forward quickly without the delays of a full build-out that all the larger spaces we viewed required.”
Vice President Jared Swedelson from NAI Capital Commercial represented the landlord in both signings, which were finalized on a long-term basis before the spaces were vacated.
“These vintage bow-truss buildings stand out in a challenging office market due to their unique architecture and character,” Swedelson said. “My client’s extensive remodeling, coupled with tenant-led upgrades, has made these properties far more appealing.”
Phil Missig from Berkshire Hathaway HomeServices California Properties represented Canyon Creative.
