The AIDS Healthcare Foundation purchased a 190-unit multifamily building in the Westlake/MacArthur Park area for $30 million.
The organization purchased the property, known as The Sinclair, from Massie Capital Management. The property is located at 2208 W. 8th St.
The Sinclair was 63% leased at the time of the sale, according to CoStar Group Inc.
The AIDS Healthcare Foundation, according to CoStar, purchased the property with the intention to convert it into low-income housing. The nonprofit was founded in 1987 to provide housing and medical care to AIDS patients. It also went on to provide HIV treatments.
In 2017, the foundation launched housing provider and housing advocacy divisions. The group has bought and converted motels in L.A. into low-income housing and housing for the homeless.
The organization has also come up against developers in the past, filing lawsuits and halting projects like Crossroads Hollywood and the project replacing the Amoeba Records building in Hollywood.
The AIDS Healthcare Foundation has also sued the city of L.A. to try to stop real estate developments vetted by Councilman Jose Huizar.
Huizar has pleaded not guilty to federal charges that include bribery and money laundering.
The Sinclair isn’t the only multifamily property to sell so far this year.
In January, Olive DTLA sold for $121 million. Waterton purchased the 293-unit property at 1243 S. Olive St. from the Wolff Co. The property also has roughly 17,000 square feet of retail space. It was built in 2016.
Then in February, the Westside Collection, which consisted of eight multifamily properties and totaling 212 units, sold for $72.7 million. Veritas Investments Inc. purchased the property.
More recently, the Estelle, a multifamily property at 1333 S. Orange Grove Ave. in mid-City sold for $55 million. The property has 61 units. An affiliate of Green Cities Co. purchased the property.
