Overland & Ayres will feature pools and a health club.

Brentwood-based GPI Cos. has announced plans for Overland & Ayres, a six-story, 201-unit apartment building proposed for West Los Angeles.
The Overland & Ayres is next to GPI’s previously announced 230,000-square-foot creative office project.

The developments, dubbed West End, will replace part of the Westside Pavilion mall.
Also at the Westside Pavilion, Santa Monica-based Macerich Co. and Brentwood-based Hudson Pacific Properties Inc. are developing Google’s 584,000-square-foot campus.
GPI purchased a six-acre property that is being used to develop West End, including the former Macy’s department store building and the accompanying parking garage at the Westside Pavilion, in February 2017 in an off-market transaction.

The Overland & Ayres’ building will add a housing component to the area. Construction on the project is expected to be completed in late 2024.
The development is designed by downtown-based MVE Architects, with interiors by the Toronto, Canada-based design firm Cecconi Simone. Venice-based Build Group will handle construction.

The project features a mix of studios, one-bedroom, and two-bedroom units, and eight two-story townhomes fronting the residential on Ayres Avenue. The complex will also include approximately 6,200 square feet of ground-floor commercial space fronting Overland Avenue.

“With Overland & Ayres, we are replacing an obsolete parking structure with dramatic new luxury residences and homes for Angelenos seeking an amenity-rich live/work lifestyle in a core westside location,” Lee Wagman, a managing partner at GPI Cos., said in a statement. “The project is just steps from the city’s newest cutting-edge office campus and is located in the heart of one of the most desirable submarkets in the country.”

Residential amenities at Overland & Ayres will include a health club and adjacent outdoor fitness lawn, a large sunlit podium pool deck and a 2,000-square-foot indoor clubroom featuring open-concept entertainment spaces for living/dining areas, games, an events kitchen, and a spacious setting with panoramic views.

“Overland & Ayres is a home for those seeking the freedom and flexibility to live and work in an exciting mixed-use community,” Alex Akhtarzad, director at GPI Cos., said in a statement.
