Underwood Law Firm P.C., a partition law boutique, has had a busy past few months.
After initially expanding into the Los Angeles market last year with a coworking space lease in Brentwood, the firm is now making L.A. its headquarters after founder Eli Underwood moved here from Sacramento. The firm also added physical offices in San Francisco and San Diego and is now exploring more permanent office space in L.A.
The decision to take on dedicated offices over coworking spaces reflects the business Underwood Law has taken on since its founding in 2021; Underwood said the firm was handling around 150 cases at the moment.
“I’ve just been thrilled at the response and feel really, really grateful,” he said.
Partition law is a relatively obscure niche and handles situations in which family members or couples jointly own property and for reasons of conflict or separation wish to extract themselves from that ownership. Underwood pointed out that more unmarried couples are buying homes together, and there are even situations where a group of friends will pool money together for property and then have fallings-out later on.
“These lawsuits usually come because of the breakdown of a relationship,” he said, “so clients are managing the emotional piece and we’re handling the legal piece.
“It’s a constant learning experience of all the little nuances of the niche,” Underwood added. “That’s what’s great about this practice, is that you can dig into all of the nuances and nooks and crannies that would be challenging if you didn’t do these cases at any volume.”
Underwood primarily works out of L.A., alongside fellow attorney Sandy Sikavi. There is one attorney each in Sacramento, San Francisco and San Diego, and the firm is currently hiring an attorney for Newport Beach. Underwood added that he’s also considering hiring another attorney for Sacramento.
Meanwhile, he said he’s exploring potential office locations in the Manhattan Beach area to more firmly establish the headquarters.
