Office Asset Sells for $90 Million

New York-based Tishman Speyer has shed itself of another Beverly Hills office, this time a 133,000-square-foot asset that sold for $90 million.

The building, located at 9242 Beverly Blvd., was purchased by a joint venture between West Hollywood-based real estate developer Faring and Long Beach-based Envision, although it was not stated exactly what the two buyers plan to do with the acquired piece of real estate.

The deal came out to $675 per square foot – illustrating a significant jump in purchase price from when Tishman Speyer originally acquired the building for approximately $38 million in 2005 and subsequently secured leases with private investment firm Post Real Estate Group and Miller-DM Inc. to establish a Mercedez-Benz luxury vehicle franchise at the building.

Originally built in 1990, the building features flexible floorplates, exclusive balconies, and an expansive interior courtyard with a hospitality-infused design, according to the New York-based developer, as well as convenient access to nearby dining and shopping.

“This transaction demonstrates the success of our investment strategy at 9242 Beverly,” Paul Galiano, senior managing director at Tishman Speyer, said in a statement. “It is a testament to the high-quality environment we cultivated at the building, which continues to draw companies seeking inspiring office space in the heart of Beverly Hills.”

This isn’t the first time Tishman Speyer has seen a significant upside when it comes to disposing its office assets.

The sale comes less than six months after Tishman Speyer sold 407 N. Maple Drive, a 175,000-square-foot office property also in Beverly Hills, to fast fashion mogul Fashion Nova, which has since relocated its global headquarters to the building. Originally acquired by Tishman Speyer in September 2005 for $71.9 million, Fashion Nova paid $120 million for the property.
