■ Economists Vote DFW: Sales of pre-existing homes in North Texas ended January higher, says a new report. The National Association of Realtors had said that those sales were just over 12% higher in January, compared to last year. Now Re/MAX LLC says that sales in DFW actually were up 14.2% last month and recorded one of the largest gains in the country. More homes in North Texas are coming onto the market and accurately priced homes in sought after neighborhoods continue to command top-dollar and sell relatively quickly. Economists and real estate industry leaders point to DFW as one of the best real estate markets for 2024.
■ Making the Mall Livable: Over the past several years, numerous vacant high-rise office towers across the country, including DFW, have been converted to residential spaces. Now a struggling shopping center in Plano is doing the same, partially. The Shops at Willow Bend has received approval from Plano city leaders for redevelopment into offices, a hotel, apartments, restaurants and entertainment and retail. Centennial, a developer based in Dallas, will lead the project at West Park Boulevard and the Dallas North Tollway. Over the next several years, more than 500,000 square feet of retail space will be torn down to make way for 965 apartments, a seven-story office tower and an 18-story hotel. The new destination will be called The Bend.
■ Rental Residential: More homes being built for rent are coming to North Texas. Legacy Partners and Resmark Cos., both based in California, will build the Highland, a 133 rental home development in Melissa in Collin County, and the Oak Grove, a 134-rental home project in Aubrey in Denton County. The communities are expected to begin opening next year. The communities will have club houses with fitness centers and other amenities, including upscaled swimming pools and open spaces.
■ Our Pleasure: DFW will soon be home to the largest distribution center for a Chick-fil-A network of restaurants. The chain’s $100 million, 290,000-square-foot warehouse in Hutchins, south of Dallas, will serve the region’s 225 locations. It will employ about 225 people. It is the Atlanta-based chain’s seventh distribution center, but the only one with rail service at its backdoor. The center will have a capacity to service up to 300 restaurants in the future, including some outside of Texas.
