Related California and the Weingart Center Association have just closed escrow on a 1.12-acre site downtown that will become the largest 100% permanent supportive housing development in the city of L.A.
The site, which is currently a parking lot in Skid Row, will be the foundation for 600 San Pedro, a 17-story high-rise that will include 302 units of 100% permanent supportive housing, part of a citywide effort to address homelessness.Â
“Los Angeles needs all of us, from government to nonprofit and the private sectors, working together to urgently confront our homelessness crisis by building more housing and providing lifesaving services,” Mayor Karen Bass said in a statement. “I want to thank Related and Weingart for their ongoing commitment to building more permanent supportive housing so that people who come inside from tents and encampments can move into homes and communities where they can live healthy, full lives.”
Of the 302 units, 298 will be studio apartments to accommodate individuals and couples within Section 8 and the remaining four units will be for managers.
To be eligible for Section 8 housing, individuals must have an annual income below 50% of the area’s median income.
All apartments will be fully furnished, with appliances, furniture and air conditioning.Â
“We have what’s called a harm-reduction model,” said Kevin Murray, president and chief executive of Weingart Center Association. “We try to meet people where they are.”Â
Weingart has an existing supportive-housing facility across the street from 600 San Pedro.Â
Beyond housing, 600 San Pedro plans to offer a variety of “wraparound services” designed to give residents a positive community environment.Â
Case managers will help residents transition into their new living environment, and while the property will not include on-site medical services, Weingart plans to be able to make referrals for patients seeking mental or physical care.
“Homelessness is the biggest issue the city has,” Murray said. “And (600 San Pedro) is going to house 300 very needy people and help stabilize their lives.”
The development will also feature a career center, a library, a laundry room, an amphitheater, a community garden, a pet-relief area and a fitness center.Â
Murray said 600 San Pedro is the beginning of a partnership between Weingart and Related California, adding that the two organizations are working on additional projects.Â
The project will also have a separate four-story parking structure with retail space on the ground floor. The two developments will be constructed simultaneously.Â
Pankow Builders, the project’s general contractor, began construction on 600 San Pedro on Aug 9. It has an estimated completion date of June 2025.
