Businesses specializing in commercial real estate are rolling out new ways to make selling, leasing and buying easier than ever.

Westlake-based architecture and graphic design firm Kilograph has launched KApp, a commercial real estate app aimed at enabling sales teams to more effectively pitch clients.

It uses augmented reality models and virtual reality tours to help users see spaces on an iPad or iPhone.

Kilograph said it developed the app after seeing a rise in material requests. The app makes it easier to have renderings, VR and AR features all in one place.

“In an ultra-competitive market; it’s not enough to have great looking materials … they need to stand out,” Keely Colcleugh, chief executive of Kilograph, said in a statement.

“KApp provides an engaging, branded experience that follows sales teams wherever they go, replacing an expensive model that is dependent on site visits,” Colcleugh added. “Now developers can link all of their digital materials in one place, bringing more life to their assets.”

The app allows users to view virtual models of a space. It can add information to models and offer more depth to images, as well.

Irvine-based WindWater Real Estate, meanwhile, has launched software that it says will make selling commercial real estate easier.

WindWater Instant Offer is similar to iBuying technology. In Los Angeles, companies like Zillow Inc. and Redfin Corp. have both launched iBuying platforms, which give homeowners instant offers on their properties. Once the transaction is completed, the real estate companies then fix up the homes and sell them for a profit.

WindWater’s Instant Offer tool uses an algorithm to determine the price of a commercial property without requesting property tours or repairs.

The owner is then given an all-cash instant offer range.

WindWater said the system allows owners to sell properties faster than before.

“WindWater Instant Offer is the perfect solution for sellers who need to move quickly or those who want the certainty of a cash offer,” Rudy Caamano, chief executive of WindWater, said in a statement. “WindWater is empowering sellers by using technology to make real estate more transparent than ever.”
