Home Price Goes South as Owner Heads North

Nobody likes to commute. Thad A. Davis, who became a securities litigation and enforcement partner in the Ropes & Gray law firm in San Francisco, obviously needs to move. He has dropped the price of his Los Feliz home from $2.6 million to $1.9 million to relocate closer to work.

Davis joined the firm about a year ago and put his house on the market when it became clear there is such a thing as too many flights up and down the coast. His practice is focused on securities litigation, Securities and Exchange Commission enforcement matters and corporate governance disputes. His experience includes representing venture capital firms, hedge funds, Fortune 500 companies and high-net-worth folks who get themselves entangled with government investigations.

The 3,054-square-foot Tudor-style English manor is set back from the street and framed by tall trees. There is a step-down living room with a brick fireplace and French windows offering a view of the swimming pool. The four-bedroom, six-bathroom home has light hardwood floors, high ceilings and an eat-in kitchen with an attached den. There is a bonus area located on the ground floor that includes a guest unit or family room. It has solar heat.

He Shoots, He Scores

Who doesn’t want to live next to a celebrity, especially one who can perhaps get you floor seats to the Lakers?

Lakers guard Sasha Vujacic will be moving to the W Hollywood Residences, once the $350 million development opens in mid-January. Units similar to his 2,100-square-foot, two-bedroom, 2.5-bath condo have been selling for about $2.1 million, said the developer. If the gossip vines are sprouting the truth, expect to see tennis star Maria Sharapova hanging out around the W as well; they have been romantically linked.

The 143-residential-unit project, located near the landmark intersection of Hollywood and Vine, is one of those “high amenities” places: 24-hour concierge service, an in-house celebrity trainer at your beck and call, botanical services – presumably so you don’t kill the philodendron – and a pet-walker and feeder for the occasions when the Lakers go into overtime. The 15-story building also has a 75-foot lap pool on the roof, shops, restaurants and, of course, a hotel.

Vujacic, who is 25 and joined the Lakers in 2004, bought a west-facing unit that has views of Century City, Beverly Hills and West Hollywood. Last year, he signed a three-year deal worth $15 million.

The W Hollywood Hotel & Residences is jointly owned by HEI Hospitality, a hotel investment and operating company, and Gatehouse Capital, a Dallas-based real estate investment firm.

Former talent manager Sandy Gallin has successfully remodeled 41 homes – the likes of which were bought by luminaries including Frank Sinatra, saxophonist Kenny G and producer Mark Burnett. Then came No. 42.

Gallin paid $7 million in 2007 for the Paul Williams-designed house in Bel-Air that was once owned by actress Jane Wyatt. Shortly after buying it, he poured a bunch of money into making it a 12,000-square-foot remodel and expansion, and listed it in early summer at $32 million. Now, the property is sporting a $26.95 million price tag.

Gallin, who has managed Barbra Streisand and Dolly Parton, had originally planned to tear down the structure and put up a two-story contemporary in its place, but couldn’t carry out those plans due to the home’s landmark designation. By all accounts, the remodel of the seven-bedroom, 12-bathroom home is pretty fabulous, including a sweeping staircase. And there is a new 140-foot infinity pool. Gallin spent more than $7 million on hardscape, trees and landscaping touches.
