Demand Drives South Bay Warehouse Project

A crane lifted a 68-ton slab of concrete off its side and placed it vertically in a ditch, where workers secured the giant wall, the Daily Breeze reports.


The dusty scene was repeated several times Monday as crews assembled the exterior skeletons of a scarce commodity in the South Bay: empty warehouses.


Local developer Storm Properties is adding hundreds of thousands of square feet of warehouse and light industrial space at the former driving range of Mulligan Family Fun Center in Harbor City, just behind Storm Properties headquarters.


By January of next year, Storm Properties will have added about 250,000 square feet of high-end – known as Class A – warehouse facilities at Storm Parkway, west of Normandie Avenue.


By late 2010 or early 2011, the developer will have added an extra 160,000 square feet of warehouse space for a total of 410,000 square feet in the 10-building project on a 40-acre lot known as Storm Business Park.


Some of the warehouses have already been preleased.


“This is one the largest … contiguous industrial parcels in the South Bay. It’s also the newest,” said David Simard, vice president of Storm Properties. “In order to be successful in real estate, you have to stand out from what other people are doing. There’s plenty of people doing residential and retail. There’s not a whole lot of competition with industrial developers.”
