Early Days/Financing:

Me, my dad and brother, we had been buying and selling properties; we’d buy something and flip it later. We really wanted to build our cash flow and portfolio, so in 1996 we started holding properties instead of selling. And so by 1998 it became a real business. In 2001, we shifted the business to become more of a high-profile, Class A office investment company. That’s when we really started growing.



Big Break:

In 2001, we shifted our focus from single-tenant properties to multitenant properties. The 21st Century Insurance Co. headquarters building in Warner Center we bought that building. That was the turning point for us playing in the big leagues.



Biggest Challenge:

Keeping the growth going. It is getting more difficult with this credit crunch, but hopefully that will create some opportunities for us. It is getting so expensive for us but hopefully that will create opportunities.



Secret of Success:

Staying really creative and maintaining a standard of excellence throughout all the properties and maintaining our brand name.



What’s Next:

Maintaining the same kind of goals we’ve had, buying the best property. Growth has been exponential. Over the last 18 months we’ve bought $1.65 billion in property. It has been really great.
