When a company is looking for a modern tilt up warehouse, what exactly are some of the amenities it might expect? Recently, toy manufacturer Jakks Pacific Inc. leased an 800,000-square-foot warehouse at Majestic Realty Co.’s Grand Crossing industrial park in the City of Industry. Here are some highlights of the building.



Size:

Jakks Pacific makes its remote control air planes and other toys in Hong Kong, which are shipped and trucked into the center for distribution. As such, the building is equipped to handle a high volume of traffic. It is over one-third of a mile long at 1,850 feet, and has 120 truck docking doors. Over the years, warehouse loading bays, which each have three to four docking doors, have gotten larger to accommodate bigger trucks. Bays were only 24 feet wide three decades ago; now 52-foot wide bays are standard.



Innovation:

Automatic picking systems, which use robotic arms to pick up and move items from storage racks, are now being built into some brand-new industrial facilities, though they are very expensive and complex. The Jakks Pacific center does not have such a system, which can cost up to $15 million.



Fire Protection:

Early Suppression Fast Response sprinkler systems, widely known as “ESFRs,” are now commonly built into the ceiling structure. Old sprinkler systems were ineffective because released water would vaporize before it hit the fire. ESFR systems spray water with a larger droplet size, so it is able to reach the fire. The systems also hit fires with a higher volume of water, about 100 gallons per minute.



Lighting:

Newer industrial warehouses are built with lighting installations that are aimed at reducing energy costs. Typical of this method, the Jakks distribution center is lit with a combination of natural and artificial light. Skylights make up about 3 percent of the building’s roof area. Natural lighting also is more pleasant, creating a better working environment. Newer buildings also feature overhead lighting banks run on motion sensors, so that entire rows can be shut off until someone is nearby.
