It took Koll Development Co. of Newport Beach just seven months to sell or lease 82 percent of the first phase of The Plantation, its 670,000-square-foot project in the City of Industry that broke ground last June.

Koll officials are so confident in the project that a second phase got underway ahead of schedule last month to add another 814,882 square feet.

That makes the $70 million, 71-acre Plantation the largest speculative industrial development in San Gabriel Valley history, according to Keith Ross, Koll’s senior vice president of development.

Located along the Pomona (60) Freeway at Grand Avenue, the project is close to the San Bernardino (10), Orange (57) and Foothill (210) freeways. The site previously was used for molasses production and has been landscaped to include historic plantation equipment.

“We’ve invested in upscale design, with architectural features, glass glazing and landscaping you rarely find in an industrial development,” Ross says. “We not only have warehouse and distribution space, but a lot of manufacturing, even corporate headquarters.”

Ross said Koll was among 20 developers that competed two years ago to buy the site from the City of Industry, which owns about 1,000 acres of land that was previously used for agriculture.

CTX International, a computer manufacturer, has occupied nearly half of the first phase, which includes six buildings. Koll also is developing headquarters and distribution centers for Tri-Net Technologies, which makes data cabling, and Gemini Foods, a manufacturer and importer.

Ross says the second phase is 60 percent pre-sold, with build-to-suit facilities for Markwins Cosmetics and Morrow and Meadows electrical contractors. That phase includes four buildings.

Koll has done development projects throughout this country and Asia. Current projects totaling 1 million square feet each include the Anaheim Technology Center and the Campus Court office/retail center in Irvine.

In Pasadena, Koll is developing 171,000 square feet of office space along Colorado Boulevard.
