The early ’90s wasn’t a great time to go into commercial real estate. Los Angeles was in the grip of a severe recession and untold numbers of seasoned brokers were bailing out for other towns or other professions.

“I figured if I could learn how to do it during tough times, it would be easier when times get better,” said Shaun Stiles, who as the son of a developer, knew all about real estate cycles.

Today, Stiles is Cushman & Wakefield’s main broker in the Tri-Cities market.

Bill Boyd, considered by many to be the dean of Tri-Cites brokers, said Stiles’ competence, ethics and market knowledge have impressed him. In particular, he pointed to Stiles’ work in marketing and increasing the occupancy of 535 N. Brand Blvd. in Glendale.

“At one time that (building) was considered the worst office environment on Brand Boulevard, and it’s now one of the more attractive and cost competitive,” said Boyd, a senior vice president at Grubb & Ellis Co.

Stiles got a jump-start into the brokerage business during his college years at UC Santa Barbara, where he received his bachelor’s degree in economics in 1991. He worked at San Diego real estate firms during the summers and received his commercial sales license in his junior year.

He spent a year at a small firm in the South Bay before joining CB Commercial (now CB Richard Ellis). Much of Stiles’ brokerage work has been on behalf of landlords of office buildings in Glendale, Burbank and Pasadena. In all, he has represented 4.5 million square feet of listings.

“Every deal is different, so that’s fun to learn something new,” he said. “It’s a challenging and competitive (business). I like that.”

He works long hours, (not surprising considering his salary is straight commission), but says he still makes time for a life outside the office. He has a girlfriend, belongs to the Jonathan Club and plays volleyball and basketball.
